Morgan Whitney Financial Services offers a variety of loan programs to meet your needs. We work with the leading lenders in the industry to cover the local and foreign national market as follows:
Borrower Eligibility: U.S. Citizens, Permanent Residents Aliens
OPTION ARM, MTA or PICK A PAYMENT:
Under this program, borrower can make a minimum monthly payment that adjusts annually, starting with a 1% Interest Rate or negative amortization. Borrower will be allowed to choose between 3 payments options EACH MONTH, like this:
Excellent for Investments Properties, properties intended for re-sale or for Foreign National Investors. If your property is vacant for a period of time, you do not have to take a lot of money out of your pocket to pay the mortgage.
We offer 1/1 ARM, 3/1 ARM, 5/1 ARM, 7/1 ARM and 10/1 ARM.
This is a 30-years term adjustable rate mortgage; the loan rate and payment will adjust depending on the term client chooses between: 1, 3, 5, 7 or 10 years. During that term borrower will make interest only payments, after that, the loan is fully amortized.
It is a first Mortgage Program designed for low to moderate Income homebuyers. This program permits a low down payment, is a 30 years full amortization, and has to be owner occupied (properties restrictions)
We offer all the same programs to foreign nationals; the only restriction is that the maximum loan amount is 80% of the sales price.
We have Loan programs for the following Property Types:
We do offer loans up to 80% LTV for Corporations, giving investors the opportunity to purchase property though a corporation. This program is also available to Corporations owned by "foreign nationals".
We offer our client the possibility of buying with NO DOWNPAYMENT. We do have programs that go up to the 100% property value (Any loan that exceeds 80% of the sales price will require mortgage insurance).
We offer Refinance programs for Rate and Term and Cash Out up to 100% of the property value.
Do not want to refinance because you have a good rate but need cash out, we offer home equity lines of credit up to the 90% appraised value of your property

Note: All loan programs are subject to a Case-by-Case analysis of the personal credit worthiness. We offer loan programs for persons with as low as 550 on their credit score.
